Omonia Hospitality Development Project – A Complete Real Estate Transformation by Finders

This project represents a significant example of Finders’ expertise in identifying, transforming and managing complex real estate opportunities within the Greek market.

Originally constructed in 1955, the building located at the intersection of Chalkokondyli and 3rd September Avenue in central Athens had experienced multiple ownership changes and different uses throughout its history. Recognizing the potential of the asset and its strategic location, Finders undertook the opportunity to transform the property into a modern hospitality destination.

Finders was involved in the complete investment and development process, including the identification and acquisition strategy of the property, the coordination of capital investment, the change of use procedures, architectural and engineering studies, structural reinforcement, construction management, licensing procedures and all necessary steps required for the successful operation of the building as a tourism accommodation asset.

The project required the coordination of a wide range of professional teams, including architects, engineers, contractors, legal advisors and technical consultants, with the objective of repositioning an existing urban property into a high-value hospitality asset in the centre of Athens.

Beyond the physical transformation of the building, Finders contributed to the development of the overall hospitality concept, brand strategy and guest experience approach. The project incorporated a strong artistic identity through the creative direction of Kirios Criton, inspired by elements of Hellenic Heritage, while introducing a contemporary hospitality model combining the advantages of serviced apartments with professional hotel standards.

Following completion, Finders managed the operation of the property for approximately 18 months, overseeing its positioning in the Athens hospitality market and coordinating its operational development.

An important component of the project was the collaboration with Benedict, an established restaurant group with successful operations in Berlin and Israel, which introduced its first Athens location within the ground floor of the property, adding further value to the overall development.
